Nuwandi Trahan is a partner with Baker Tilly’s real estate and development advisory team and has been with the firm since 2018. She has more than 17 years of public accounting experience. Nuwandi primarily works with real estate owners, operators, developers, public housing authorities, public-private partnerships, syndicators and investors. She has extensive experience in audit, assurance and consulting engagements within the real estate industry. She specializes in evaluating financial controls, financial reporting, performing financial statements and compliance audits in the real estate industry.

Nuwandi is a member of the firm’s multifamily housing leadership group and leads the Texas affordable housing practice. Specializing in client relationship management, matching Baker Tilly’s strengths, assisting and collaborating to bring together a handpicked team of Baker Tilly specialists across the real estate lifecycle from concept to disposition to meet the needs of our clients. Nuwandi started and leads the firm’s first national hybrid real estate team of auditors, tax accountants and consultants, breaking the mold in public accounting. Nuwandi is the leader of the real estate tiger team, creating national go-to-market plans to provide environment, social and governance (ESG) services. Nuwandi is also a member of Baker Tilly’s real estate specialized groups focusing on services relating to the Inflation Reduction Act (IRA) and emerging and underrepresented developers.

Nuwandi has held manager level positions with multiple national and top 10 public accounting firms, providing assurance services in various other industries including, commercial services, renewable energy, manufacturers, not-for-profits and healthcare.

In addition to Nuwandi’s in-depth knowledge of technical U.S. GAAP accounting, she is familiar with government and industry agencies, standards and guidelines, including the Office of Management and Budget (OMB) uniform guidance, International Financial Reporting Standards (IFRS) and the U.S. Department of Housing and Urban Development (HUD).

  • Manages client relationships with real estate owners and developers of diverse sizes, one project to over 100 consolidated projects
  • Manages financial statement audits, reviews, compilations and agreed-upon procedure engagements for multifamily housing projects including projects utilizing low-income housing tax credits (LIHTC) and historic tax credits including evaluating and documenting internal controls, working with various state and federal agencies and equity investors
  • Manages cost certifications and 10% test engagements for LIHTC and Historic Tax Credit entities in multiple states
  • Assists clients with bookkeeping services
  • Assists with consulting services relating to IRA for real estate entities
  • Assists with real estate advisory and development services
  • Help lead go-to-market strategies in new markets and new initiatives in the multifamily housing practice
  • Specializes in evaluating and supporting the development of new business opportunities in the real estate industry
  • Leads and managers professional teams of varying sizes, actively recruiting, developing and retaining in a hybrid environment
