Janet Twombly

Janet Twombly is a compliance director with Baker Tilly US, LLP’s financial services practice. Janet has more than 25 years of experience, with an extensive background in loan servicing operations, including reverse mortgages, compliance, audit oversight and risk reporting. She has been successful in identifying and assessing key risk areas and providing meaningful reporting metrics to senior management. Janet has been instrumental in continuing to build and manage the Loan Servicing Division for several lending institutions.

She manages internal staff to stay abreast of all federal and state regulations with respect to servicing and miscellaneous audits. She has a strong knowledge of government sponsored enterprise (GSE), Federal Housing Administration (FHA), Consumer Financial Protection Bureau (CFPB) and Office of the Comptroller of the Currency (OCC) guidelines. Janet has extensive knowledge in conducting comprehensive servicing reviews to determine whether a client is adhering to internal policy and procedures along with complying with their appropriate regulators.

She has been successful with working with clients who wish to bring their servicing portfolio in house by building a compliant platform with agency, state and federal regulations. In addition, Janet has developed quality control reviews to have a successful enterprise risk management platform in their respective servicing division.

Servicing

  • Assisted in the development of clients’ servicing divisions, including the creation of written policies and procedures
  • Oversees Baker Tilly’s servicing division, which includes services such as servicing quality control (QC) for numerous clients, including file reviews for compliance with federal, GSE and agency requirements, targeted default file reviews, servicing gap analysis reviews, and servicing compliance consulting services

Compliance

  • Oversees and performs internal audits based on the mortgage lending and interim servicing operations of clients, identifying areas for improvement based on written policies and procedures in addition to federal regulatory requirements
  • Oversees Anti-Money Laundering audits required under the Bank Secrecy Act for Residential Mortgage Lenders and Originators (RMLO)
  • Oversees and performs Mortgage Electronic Registration System (MERS) Annual Report Reviews in accordance with the Reviewer Recommendations of MERS
  • Oversees Baker Tilly’s compliance division’s compliance (QC) services for numerous mortgage loan origination clients that include file review for compliance with federal and state regulations
  • Oversees and performs targeted reviews and GAP analysis as follows:
    – Home Mortgage Disclosure Act (HMDA) Data Validation reviews
    – TILA RESPA Integrated Disclosure (TRID) targeted file reviews and GAP Analysis
    – Operational GAP Analysis
    – Operational/regulatory policy and procedure reviews
    – California (CA) Per Diem file reviews
    – CA Trust Account Reconciliation reviews
    – Loan Originator (LO) Compensation GAP Analysis
    – Oversees compliance consulting services for numerous clients
