
John Schmuck is a principal with Baker Tilly’s real estate and construction practice. He focuses on advising family-owned businesses in the real estate and construction industries. John assists and advises clients on complex business situations including tax structuring and planning. As a Certified Construction Industry Financial Professional (CCIFP), John provides specialized expertise in the development and construction industries. John embraces his role as a business advisor. “There are so many interesting situations that come up,” he says. “It’s important to think about the long-term implications and to run different scenarios to come up with the best outcome.”
- Manages a portfolio of clients in the real estate and construction industries including owners of multi-family, commercial and industrial properties, developers, home builders and contractors
- Provides financial modeling for acquisition, sale and rehabilitation of various business transactions. John and his team recently modelled a transaction for a client who sold a significant portion of their commercial portfolio achieving several beneficial tax results
- Assists clients with portfolio acquisition and disposition strategies and implementation including 1031 exchanges
- Has accelerated depreciation expense using cost segregation studies on clients’ development and acquisition of properties. Over the past 20 years, John has participated in studies totaling more than $2 billion dollars, resulting in accelerated depreciation expense of more than $400 million dollars
- Advises clients on the use of the Energy Efficient Home Credit
- Advises real estate owners and their families on variety of topics, including family and individual tax planning
- Leads the firm’s New York City area real estate practice in business and tax brainstorming sessions, including a deep dive into the Tax Cuts and Jobs Act of 2017 (TCJA)
- Manages accounting services, financial statement audits, review and compilation services for real estate developers and owners
